Land due diligence in Carteret County

Oceanfront parcels fall under the Ocean Hazard Area of Environmental Concern with setbacks measured from the vegetation line, sound and creek frontage under the Estuarine Shoreline AEC, and marsh under coastal wetland protection. What can be built, and how close to the water, is a CAMA question before it is a county one.

Beyond Zone AE, oceanfront and exposed sound-front land maps into Zone VE, the coastal high hazard area, which brings pile foundations, breakaway walls, and the highest flood insurance cost. Knowing where the VE line crosses a parcel changes its value.
